Below is a list of the amenities we provide during your stay: Kitchen: fully equipped kitchen, fridge/freezer, Heath pottery, silverware, dishwasher, Breville Smart Oven (quick heat and toaster), coffee pot, espresso machine, waffle maker, KitchenAid mixer, etc. Bedrooms: linen bedding, pillows, hangars, room-darkening shades, smart TVs with streaming services Bathrooms: towels, shampoo, conditioner, soap, make-up removal towels, hair dryer General: washer & dryer, laundry soap, desk, board games, iron & ironing board, central heating, central A/C, smoke alarms, carbon monoxide alarms, fire extinguisher, first aid kit, WiFi, self check-in (keypad) Outdoors: backyard--fully fenced, outdoor furniture, outdoor dining area The house is not childproof and there are stairs to a 2nd level. Please bring baby gate or any child amenity items that you might need for your little ones. Please note the following: -At the Bolton House there is potential for street noise. -At Sylvan Moondance the backyard & driveway are shared with the ADU tenants.

Payment & Fees We require 50% down upon booking your reservation and the remaining balance is due before 7 days of arrival. Cleaning Fee: Bolton House: $265 Sylvan Moondance: $195 Security Deposit: A $300 Security Deposit hold will be placed on your Credit Card 3 days prior to your arrival and will be released within 48 hours after your departure as long as no damage was incurred by the guest. Cancellations Cancellations before 30 days of arrival will receive a refund of monies paid, less a booking fee of $20. Cancellations within 30 days of arrival, late arrival, or early departure receive no refund. If your dates are booked by another party, we will refund the nightly rate that the new guests paid minus any additional booking platform fees . No refund will be provided for nights that we were not able to rebook. All cancellations must be in writing and are irreversible. We recommend purchasing travel insurance to protect yourself against unforeseen reasons for cancellation.

House Rules No parties or events No smoking indoors RESERVING GUEST + REGISTERED GUESTS Reserving guest must be 25 years of age or older to reserve the home and must provide government-issued ID upon request. The reserving guest is responsible for communicating all rules to the registered guests. Reserving guest must provide a list of each guest over the age of 21. No unregistered guests without prior approval. MAXIMUM OCCUPANCY Bolton House - 6 people Sylvan Moondance - 4 people, 2 dogs CHILDREN Children are not to be left unattended. Guests are fully responsible for the safety and security of their children at all times. QUIET HOURS 9pm - 8am PARKING Driveway parking is available for 1 or 2 vehicles. CLEANING SUPPLIES These are available if needed in a locked closet. We can provide the code at your request. Do not go out and buy harsh cleaning supplies, as we have several all-natural finishes throughout the house that would be damaged by harsh or acidic cleaning ingredients. TOWELS & LINENS Please be respectful of all linens, including bedding and towels. Permanently bleached or damaged linens will incur a replacement fee. DAMAGED, MISSING, or BROKEN ITEMS Between all guest stays we take before and after pictures of every room and have all of our extensive decorations, barware, and dinnerware cataloged. Anything noted as damaged or missing after your stay may result in replacement fees. Please contact us with photos/descriptions within 24 hours of arrival if you notice anything broken or damaged so that you are not considered at fault for any prior damages.
